The University Park area is a hidden treasure of culture - it's filled with Victorian houses, domed churches, a few colleges, cafes and coffee shops, there's even a theater or two. Whole blocks have been designated historical zones. And it's right in the middle of everything - downtown, USC, Expo Park. I'm presuming that these stats take into account USC students as well? This kind of skews the "natural" population of the area,but is nonetheless indicative.
